Do I need planning permission for a HomeWorks garden office or garden room? 

This depends on the size of your garden and the planned location with regards to the perimeter of your property’s borders. 

The Government produces technical guidance to help homeowners understand development rights and work to protect the interests of neighbours and the wider environment.

How long does a build take? 

This depends on the size of the foundation and how many walls (if any) you have within the structure.

HomeWorks would usually allow 2-4 weeks from start to completion – or more in cases of abnormally sized designs. 


How are HomeWorks garden rooms constructed? 

HomeWorks garden rooms are bespoke, but as a guide, a typical garden room formula includes:

  • Groundworks, concrete and steel mesh foundations  
  • Timber-frame
  • UPVC or aluminium framed double glazed units
  • Rubber roofing
  • Insulated to building regulations standards as a minimum
  • ‘Vapour-open’ watertight, breathable membrane
  • Timber or composite exterior cladding options  
  • Fascia boarding, guttering etc as appropriate
  • Electric connection including sockets and lighting
  • Professionally plastered interior

What sort of garden room cladding can you offer?

We can source the cladding of your choice. Popular options include:

  • cedar wood which requires some degree of regular weatherproof treatment
  • pine cladding which can be weatherproof treated or primed and painted
  • composite cladding such as HardiePlank which is extremely low maintenance and comes in a wide range of colours.
